Asbestos Management Surveys are required for all non-domestic properties to identify the presence of asbestos located within accessible areas of the premises and evaluate its condition.
An asbestos management plan is required where asbestos is found, which includes informing staff and contractors of its location and regular monitoring.
Asbestos Management Surveys should be reviewed annually for any change in asbestos condition or usage of the area where it is located, together with re-evaluation of the risk.
The Asbestos Survey Report and management plan should be kept updated with the findings and outcome of each annual asbestos review.
Refurbishment/Demolition Asbestos Surveys are required for all properties due to undergo work in order to identify the presence of asbestos within the work area.
The size of the area and level of disturbance will determine the extent of the Asbestos Survey required.
This could involve anything from assessment of a small area with possibly one sample for analysis to an intrusive demolition inspection of an entire property with a variety of asbestos samples and a documented Refurbishment/Demolition Asbestos Survey report.
Occupants need to be vacated whilst a Refurbishment/Demolition Asbestos Survey takes place, to avoid potential exposure whilst taking samples of products or materials for analysis.
